Expansion Joint Repair

Expansion joints are engineered into commercial structures to accommodate thermal movement, seismic activity, and differential settlement — but the sealant systems within them have a finite service life. In North Texas and Southern Oklahoma, where ambient temperature swings of 80°F or more between summer highs and winter lows drive constant joint cycling, expansion joint sealants typically reach the end of their elastic range within 15 to 20 years. Once the sealant loses flexibility and begins to cohesively or adhesively fail, every wet season drives water deeper into the joint cavity and eventually into the building interior.

Griffin Restoration removes failed expansion joint sealant completely, inspects the joint substrate for deterioration, replaces foam backer rod where compressed or degraded, and installs commercial-grade sealant products — typically low-modulus silicone or polyurethane — that are sized and profiled correctly for the joint's movement range. We do not caulk over existing failed sealant. Window & Curtain Wall Sealant

The perimeter sealant at window frames and curtain wall systems is the primary line of defense against water infiltration at glazing-to-structure transitions. These joints experience both thermal movement and structural racking — the building moves independently of the glass and frame systems — making sealant selection and application technique critical. Silicone sealants formulated specifically for structural glazing and curtain wall applications provide the adhesion and elongation characteristics these joints require, but only when applied to clean, primed substrates with the correct joint geometry.

On commercial buildings that were originally constructed in the 1970s through 1990s, original polysulfide and oil-based caulks at window perimeters have been mechanically degraded and chemically broken down for decades. Replacement with a modern two-component silicone or high-performance polyurethane system extends service life dramatically — but the substrate must be fully cleaned of all residue from the original product, which requires mechanical tooling and solvent washing before primer can be applied. Griffin Restoration's crews are trained to this standard and inspect adhesion before moving to the next bay.

Control Joint Maintenance

Control joints in concrete masonry and cast-in-place concrete structures are installed to control where cracking occurs — concentrating movement at planned locations rather than allowing random cracking through the field of the wall. The sealant within control joints must accommodate ongoing shrinkage and thermal movement throughout the building's life, which means it experiences more cumulative strain than almost any other building envelope joint. Control joint sealant programs are most effective when they are treated as a maintenance item on a defined cycle rather than an emergency repair triggered by visible water damage.
