EIFS Repair & Restoration

Exterior Insulation and Finish Systems were installed on enormous volumes of commercial construction through the 1980s and 1990s. When impact damage, moisture intrusion, or delamination compromises an EIFS assembly, the failure is rarely cosmetic — water behind the system causes substrate rot, framing deterioration, and mold that accelerates through the wall cavity unseen. Proper EIFS restoration starts with moisture mapping and probe testing to define the true failure boundary, not just the visible damage.

We remove compromised sections to solid substrate, address any structural sheathing damage, and reinstall a compatible EIFS assembly using current lamina and finish systems that match the existing texture and color. Where the original system specification is unavailable, we reverse-engineer the finish using field samples. Our crews are experienced with the full range of EIFS manufacturers and lamina systems, and we self-perform all work — no subcontracting the critical substrate phase to an unvetted crew.

Stucco Systems

Three-coat Portland cement stucco is one of the most durable exterior cladding systems available when properly installed and maintained — but deferred maintenance, substrate movement, and thermal cycling cause cracking patterns that allow water infiltration over time. On commercial buildings, stucco failures are often systemic rather than isolated: a widespread network of hairline cracks, failed control joints, and delaminated sections that require methodical assessment before repair scope can be defined.

We evaluate stucco condition using sounding (tap testing) and visual documentation to distinguish cosmetic cracking from delamination and active moisture infiltration. Our repair approach prioritizes addressing the underlying cause — movement, failed flashing, or missing control joints — before surface patching. Where full stucco replacement is warranted, we specify modern lath, vapor management, and a three-coat system engineered for the substrate type and climate exposure of the building.

Panel Replacement & Upgrades

Metal composite panel, aluminum panel, and fiber cement panel systems age out of service through corrosion at fasteners, gasket and sealant failure at joints, and physical damage from impacts or hail events. Panel replacement is rarely a simple swap: the original substrate, framing, and water management details behind the panel system must be assessed and corrected before new panels go on. Ignoring this step guarantees future moisture problems regardless of panel quality.

We coordinate panel replacement as part of a complete building envelope scope — removing deteriorated panels, inspecting and repairing substrate and framing, upgrading flashings and sill pan details, and installing new panel systems with current sealant specifications. Where clients want to modernize the facade appearance, panel replacement is an opportunity to upgrade to contemporary profiles and finishes while fully resolving the underlying envelope deficiencies that caused the original failure.
