Elastomeric Coating Systems
Spray-applied or roll-applied elastomeric coatings provide a continuous, flexible membrane that bridges hairline cracks and accommodates the thermal cycling that causes constant micro-movement in commercial building envelopes. These systems are particularly effective on aged masonry, concrete block, and stucco substrates where decades of settlement and deferred maintenance have produced a network of small cracks that aggregate into significant water intrusion pathways. Elastomeric coatings rated for commercial applications are formulated to breathe — allowing water vapor to escape from inside the wall assembly while blocking liquid water from entering.
Successful elastomeric coating application depends entirely on substrate preparation. Loose mortar, failed sealant joints, active biological growth, and incompatible previous coatings all compromise adhesion and cause premature failure. Griffin Restoration self-performs surface preparation — pressure washing, tuckpointing where needed, sealant removal and replacement at penetrations, and priming — before any coating is applied. The result is a 15-to-20-year moisture barrier rather than a 5-year cosmetic treatment that blisters and peels.
Membrane Waterproofing
Where elastomeric coatings handle above-grade vertical surfaces, membrane waterproofing addresses the more demanding conditions found at plaza decks, parking structure levels, below-grade foundation walls, and any surface subject to ponding or hydrostatic pressure. Self-adhering sheet membranes and torch-applied modified bitumen systems create a continuous, redundant moisture barrier that can handle sustained water contact — conditions that elastomeric coatings are not designed to manage. Sealant & Joint Replacement
Sealant and joint failure is the leading cause of water infiltration in commercial buildings — ahead of roofing, ahead of windows, ahead of cladding. Expansion joints, control joints, window perimeter sealants, and transitions between dissimilar materials all require sealant systems matched to the movement and chemistry of the substrate. Original sealants from the 1980s and 1990s — polyurethane and acrylic products that were common in that era — have long since lost their elasticity, and North Texas temperature swings of 80°F or more between seasons drive constant joint movement that deteriorated sealant cannot accommodate.
Our process starts with full removal of existing sealant — not just surface tooling over failed material, which is a shortcut that fails within two to three seasons. We clean and prepare joint substrates, install appropriate backer rod to control sealant depth and promote the correct hourglass profile, and apply commercial-grade silicone, polyurethane, or polysulfide sealants matched to the joint type and substrate. We document pre- and post-installation conditions for owner records.
Penetrating Masonry Sealers
Historic and architecturally significant masonry buildings — common across the older commercial cores of North Texas and Southern Oklahoma — require waterproofing that does not alter the substrate's appearance or vapor permeability. Penetrating silane and siloxane sealers absorb into the pore structure of brick, limestone, and concrete masonry, chemically reacting to become hydrophobic without forming a surface film. They repel liquid water while allowing water vapor transmission, preventing the trapped-moisture conditions that cause efflorescence, spalling, and freeze-thaw deterioration in older masonry.
Product selection for penetrating sealers requires understanding the specific masonry substrate — its porosity, mineral composition, existing moisture content, and previous treatment history. Applying a sealer to a substrate that is already saturated, or selecting a product incompatible with the existing mortar chemistry, produces poor penetration depth and short service life. Griffin Restoration tests substrate conditions before specifying a product and verifies water bead performance after application.
