Austin completed its Downtown Historic Resources Survey in July 2025 after evaluating buildings, structures, and objects at least 45 years old. A commercial exterior of that age has usually been re-sealed at least once, so the wall on site is rarely the wall in the original drawings. The city also lists eight local historic districts, where most exterior changes to a contributing property go to the Historic Preservation Office or the Historic Landmark Commission while routine maintenance and in-kind repair are generally exempt. On a leaking Austin curtain wall the first question is which of those two categories the proposed repair falls into, because that answer usually decides when work can start.
The second constraint is what the standards allow back into the opening. Compatible materials are expected throughout a commercial historic district, and at the first floor the city wants glass a pedestrian can see through instead of a reflective or opaque unit, which on a curtain wall lands hardest at the sidewalk. Swapping a ground-floor unit for the nearest available product can shift tint, reflectivity, or opacity far enough to read as an alteration, while the same unit replaced four floors up raises no question at all. Do you replace the curtain wall, or repair the one on the building?
We repair the one on the building. We do not design or fabricate new curtain wall, and where the frame or its anchorage is failing structurally, the report says so and goes to the owner's engineer.
