Masonry Wall Repair

A panel is a finish over a wall, and the wall is usually where the repair is. What goes back is detailed with its perimeter joints, flashings, and terminations at the same time, so the panel rejoins the water-control layer instead of merely covering the opening again.

We have patched the same spalled column face twice. Why does it keep coming back?
Because the patch answered the damage and left the reason for it in place. Concrete spalls when the reinforcing steel inside corrodes and expands, and that steel corrodes on a schedule set by how often the area gets wet and how long it holds water afterward. Nothing about a mortar selection changes that schedule. On a repeat failure we look above the repair before we look at the repair itself: a blocked scupper, a coping joint that has released, a sill with no drip, a joint feeding the wall from behind. We also check what the earlier repairs were made of, since a patch stronger and less permeable than the concrete around it moves the next fracture to its own edge. The section gets rebuilt once the water has somewhere else to go, and both items sit on one line of the scope so the second one cannot be trimmed on its own.
When does our exterior work stop being a repair and become a facade project?
When the assessment stops finding a boundary around it. A repair has one: a column face, a corroded lintel, a run of joint, a panel and its fasteners, each of which can be drawn around, quantified, and closed out. What usually ends that is whatever turns up behind the finish. If openings at three separate elevations all show the same soaked back-up wall or the same rusted shelf angle, the enclosure is the problem and pricing pieces of it will keep understating the work. San Antonio adds a second test that has nothing to do with engineering. A structural repair is largely invisible once it is finished, so on a property carrying a historic zoning overlay the Certificate of Appropriateness question attaches to the visible replacement rather than to the removal. Often, and it is worth settling before anyone reglazes. Our parking structure has a masonry screen facing the street. Who repairs that?
One contractor should handle both, since the screen and the frame behind it fail as one assembly. The city's Downtown Design Guide treats a bare garage as a design problem, discouraging parking structures with no external architectural skin and asking instead for active uses at the ground floor or screening that keeps bumpers and headlights out of view. That is why so many downtown structures wear a wall carrying no load at all. The skin still has anchors into the frame, joints that move with the deck, and drainage that lands on a public sidewalk. We assess screen and structure on the same visit, repair decks, beams, and connections first, then reset or replace screen panels, so nothing new is hung on a member that is still coming apart. At the street edge, pedestrian protection usually sets the sequence before the concrete does.

The split follows hazard first, then what water is doing, then everything else. Anything that can fall is stabilized in the opening phase whatever year the remaining work lands in, followed by the conditions letting water into the structure, since those are the items whose cost grows while they wait.
