SIGN REBRANDING
& FACADE WORK
Corporate rebranding campaigns, tenant turnovers, and sign replacements all require a facade in sound, prepared condition before a single anchor goes in. Griffin Restoration Inc. provides the surface preparation, patching, sign band restoration, and coating work that sign contractors and brand managers depend on — self-performing across North Texas and Southern Oklahoma with 26+ years of commercial exterior experience.
What Sign Rebranding & Facade Work Includes
From single-location tenant turnovers to multi-site corporate rollouts — facade preparation done right the first time.
Surface Preparation & Patching
A sign rollout is only as good as the substrate beneath it. Before any new signage goes up, the facade must be cleaned, repaired, and prepped to the standard required by the brand's signage contractor. That means removing deteriorated caulk, grinding or filling spalls and holes left by old sign anchors, skim-coating damaged stucco or EIFS, and priming to the correct sheen and color. On mid-century masonry buildings common across North Texas, it also means addressing years of differential movement that has cracked mortar joints and pushed out brick faces — all of which reads as poor brand execution if left unaddressed.
We operate from our own equipment — including 56' and 72' boom trucks — so we're not waiting on a rental yard when a project timeline is tight. Corporate rebranding schedules don't flex easily, and sign contractors need facade contractors who show up on time and leave the surface ready to spec. After 26+ years of self-performing this work, our crews understand what sign installers need and sequence accordingly.
Sign Band Restoration
The sign band — the horizontal fascia band where tenant or building signage mounts — takes more abuse than almost any other facade element. Penetrations from previous sign anchors allow water intrusion that deteriorates the substrate over years. Paint layers accumulate unevenly. On EIFS-clad buildings, the fiberglass mesh lamina around the sign band frequently delaminates or cracks under the weight and vibration of channel letter sets.
We restore sign bands back to a sound, uniform substrate: removing old anchors, filling penetrations with compatible patching materials, rebuilding EIFS sections to grade, and applying coatings that accept the specified finish paint system. For masonry sign bands, we grind and point failed joints, consolidate loose bricks, and skim to a level surface. The result is a band the sign contractor can drill into without creating new damage.
Tenant Improvement Support
When a new tenant takes occupancy in a strip center, big-box shell, or multi-tenant commercial building, the facade often carries the scars of the previous occupant — ghost lettering from removed signs, mismatched paint patches, anchor holes, and perimeter sealant that has failed around the storefront frame. These defects are visible from the street and communicate deferred maintenance regardless of how clean the interior is.
Griffin Restoration provides tenant improvement facade support for property managers and landlords who want to present a well-maintained asset to incoming tenants. We assess the existing facade condition, prepare a scope of patching, painting, and sealant work, and execute it on a schedule that coordinates with the tenant's build-out timeline. Our 26+ years serving commercial properties across North Texas and Southern Oklahoma means we understand the landlord's pressure points and work to resolve them efficiently.
Corporate Rebranding Programs
National brands that operate at scale — quick-service restaurants, fuel retailers, banks, and convenience chains — periodically execute system-wide rebranding campaigns that require facade preparation at dozens or hundreds of locations simultaneously. These programs demand a contractor who can maintain consistent quality across varied building ages and construction types, hold to compressed timelines set by a national rollout schedule, and communicate clearly with a project management team that may be coordinating hundreds of sites.
Griffin Restoration has built its 26-year reputation on exactly this kind of disciplined, repeatable execution. We understand the documentation requirements of corporate programs — pre-work photos, substrate condition reporting, sign-off checklists — and we staff projects to hit the windows that sign contractors and general contractors need. Across North Texas and Southern Oklahoma, our team covers multi-site programs without the mobilization gaps and quality variation that come from using local crews unfamiliar with the brand standards.
